With all of us back to the office for work, our Sales and Operations teams are slowly transitioning into face-to-face meetings.
Our founder David was no exception too! Recently, he got invited to speak with Sean Tan (@iherng), a social media influencer focused on property reviews and real estate-related content.
Half of us in the company are fans of Sean, and we were really excited when we got to know about this video! David recently tasked the fans with a challenge to summarise the hour-long interview as part of an internal learning exercise, and we thought it would be a waste if we did not share these learnings with you.
Paying homage to “Sean’s take 3-on-3”, here are the 3 key takeaways that we’ve got from the interview.
Sean is of the opinion that strata-titled properties may be more valuable than individual-titled properties in the future. This is because individual-titled properties can be subjected to a lot of restrictions. For instance, collection of funds can’t be mandated, and the building of guardhouses are subjected to municipal council’s approval for individual-titled neighbourhoods.
Additionally, first-time home-owners on average lack the common knowledge to go about home repairs, legal matters, and maintenance. Stratified properties provide that peace of mind to the residents in knowing that there is a professional management body 🖋️ and a dedicated security team 🛡️ that will look after these building demands.
Citing David, buying a property is very synonymous to marriage 👩❤️👨Just like marriage and relationships, your property requires routined servicing and maintenance to ensure that it lasts in perpetuity.
This is even more relevant in a strata setting, where there are common facilities shared with others. Thus, it is very important to ensure that:
1️⃣ Facilities and amenities are regularly maintained/upgraded
2️⃣ You do your part in paying your maintenance/security fees on time!
But your role does not end with paying maintenance fees on time! You also have the right to make sure the money 💲💲 is well spent by the JMB (Joint Management Body) or RA (Resident Association) of your community.
And that brings us to the next takeaway:
JaGaSolution has expanded its reach to over 500 neighbourhoods, and even till now we still see communication gaps between the residents, management, guards, and even visitors.
Most residents are disengaged on updates and announcements from their JMBs and RA’s. In some cases, even the JMB/RA themselves can be uninformed on the right standards on property maintenance and upkeep. This leads to a lot of misunderstandings on the committee’s decisions for the neighbourhood, and in turn a lot of dissatisfaction from every party.
This was also why our solutions are designed to be bridges for these gaps, enabling the user (aka you!) to leverage on our platform to keep yourself *and* the other parties educated on your community’s SOP, as well as important decisions made with regards to the community.
To sum up, here are 3 things we think you could start acting on right away:
1. Attend your community’s AGM/EGM whenever possible.
2. If you haven’t, read through your community’s house rules to understand your rights as a homeowner.
3. Keep yourself regularly updated on your community through JaGaApp!
