Today, we will be bringing you to a JaGaApp-powered neighbourhood, Anjung Sari in Setia Alam.
Not to show or sell you the beautiful houses there, but to share with you their transformation story of becoming a seamless digitalized community from an ordinary neighbourhood.
We spoke to Mr. Lee, the community treasurer of Anjung Sari, to understand what they undertook to transform Anjung Sari into what it is today. Golden insights are all over in the next section!
Anjung Sari is a gated/guarded, non-strata title property. I am the treasurer for the community for the past five, six years. I first got word of JaGaApp from one of my residents who has used the app in another property of his, and he recommended we explore the app for Anjung Sari.
Actually, we did not explore other options at that time. We needed a system since we were still manually recording visitors.
We initially used Microsoft Excel for that, but after hearing about JaGaApp and experienced the product demo conducted by your sales team, I knew it was exactly what we wanted then. Features to call residents to verify visitors, pre-registration, recording of Photo IDs, you know, things like that.
Firstly, visitor verification was important to us, and JaGaApp was great because it can tell us whether our guards are verifying correctly before the visitors are allowed to enter.
Especially the reporting page – it gives us a lot of information, including whether the guards are making the calls, calling the right numbers, etc. We can also actually track call durations, and that helps us make educated guesses on whether they verify visitors correctly or not.
With JaGaApp alone, there were minor loopholes in the registration SOP (eg. the visitor barrier can be opened with a manual button). That got me thinking because with JaGaCard I could monitor a wider scope of things, like whether or not the guards are using the button, and the tally of transaction records. That was not too big of a deal back then as we were more worried about our collection rates, and JaGaCard actually helped us a lot on this.
People took the security fees for granted back then, and some actually were not paying us for up to a year. We also had 3 separate systems at the time, an accounting system to track who’s owing money; a spreadsheet to track houses and their access cards; and the access card system that manages the card access. You can imagine how many steps had to be done just to disable the cards of non-paying residents.
We implemented JaGaCard concurrently with RFID stickers, mainly also to address the ability of residents to freely pass access cards to whoever they wanted. Integration streamlined the whole process in that we have a unified database that stored not only the sticker number, but also the car plate, unit, and even the resident’s contact number.
That made cross-checking for outstanding payees and disabling cards a lot easier since I could immediately search for the unit’s cards, and disable them directly from the Admin Panel without needing to go to the guardhouse.
JaGaCard automated our payment reminders too. Before, if we wanted to chase payment, we would have to manually look for the residents’ contact details on the spreadsheet and call one by one. JaGaCard’s SMS reminder feature sends automated SMS notifications to the residents once a day, and even automatically blocks the access card after the last reminder.
Things have been quite good for us. Since the integration, our sinking fund has shot up 5 times, from under RM100,000 to nearing RM600,000, and it’s never gone down from then. Of course, we spent a portion of the money on community upgrades such as the perimeter fencing and better CCTVs, as well as hiring a better security company.

Personally, I think the biggest benefit was in the ability to track, to automatically remind non-payers, and being able to do something about it. In hindsight, JaGaCard was actually the turnaround point that made us from poor to rich – I mean our sinking fund, haha.
I’d say residents benefited most from intercom and pre-registration. I won’t go too much into pre-registration since we’ve talked about it, but the intercom helped us a lot.
Back in the earlier days, residents would take photos and report incidents/issues (eg. snake in the house, accidentally locked in the house) in the community WhatsApp group. Nobody entertains the group chat most of the time since everyone’s occupied with work. Now that they have a designated line to engage with the guards, the turnaround time for support has been reduced too.
We also disclose patrolling information to the residents with JaGaRonda. We had clocking systems in the past, but nobody deliberately went to the guardhouse and printed the clocking report to analyze patrolling frequencies. JaGaRonda puts all this data on the cloud, and I can even download and infer how many patrols the guards have made in a day, to which specific areas, etc. Residents appreciated this information.
